- Septic Installation and Site Prep for Builders and Developers

Builders and developers can hire one contractor for septic design, permitting, installation, trenching and site preparation, so the septic schedule does not hold up the build. Brown Aerobic works across seven Texas counties. Call 832-789-5357 with your lot or project details.
Why bring in your septic contractor early?
On a lot without sewer, the septic system decides where the house, driveway, well and outbuildings can go. The soil evaluation, design and permit take longer than the installation itself, and the permit can set the schedule for the whole project. The earlier we see the lot, the fewer layout changes you will pay for later.
What does the process look like from lot to handoff?
- Soil and site evaluation, to find out what kind of system the lot will allow. On Greater Houston clay and high water tables, that is often an aerobic design. See septic design and permits.
- System design for the home or building, sized to the expected daily wastewater flow.
- Permit application. Texas on-site sewage facilities are regulated under TCEQ rules, and installation needs a permit from the county's authorized permitting agent. We prepare and coordinate the paperwork.
- Site preparation, such as land clearing, grading and drainage, and utility trenching.
- Installation of tanks, pumps, panels and the dispersal area. See aerobic system installation, septic installation and drip dispersal.
- Inspections during the work, as the permit requires, and start-up of the system.
- Handoff to the owner under a maintenance contract. Aerobic systems generally require one for at least the first two years.
What can you handle besides the septic system itself?
Septic projects almost always involve dirt work, and splitting it between contractors adds delay and finger-pointing. We do site preparation, clearing, grading, trenching and sewer line work, plus commercial excavation when the project calls for it. One crew handling the septic and the dirt keeps the layout consistent. It also means one point of contact when the schedule changes, which on a build it usually does.
What information should a builder send us?
- Property address or legal description, and the county
- Lot size and a site plan or survey, if you have them
- Any soil report or evaluation already done
- Building type and size, with the number of bedrooms and fixtures or the expected daily flow
- Where the well, driveway and outbuildings are planned
- Your target start date and any permit work already in progress
If you do not have all of this, send what you have. We will tell you what is missing.
Do you offer builder pricing and a program for repeat work?
We work with builders who have more than one lot, and we are glad to talk through how to schedule several projects together. Program terms and lead times depend on the project and the county, so we confirm them by phone. Every job begins with a free estimate.
A septic system built for a spec home or a model home is the owner's maintenance responsibility the day the keys change hands, so a clean handoff matters. We can walk the buyer or the property manager through the control panel, the alarm and the schedule, so the first call is not a surprise.
Which counties do you work in?
We serve Harris, Montgomery, Waller, Fort Bend, Austin, Grimes and Brazoria counties. Each county has its own permitting process, and we work with the permitting offices as part of every installation. For a project near a county line, call us and we will tell you what to expect.

Common questions
- When should a builder call a septic contractor?
As early as possible, ideally before the house plans are final. The soil evaluation, design and permit usually take longer than the installation, and the system layout affects where the house, driveway and well can go. Call 832-789-5357 with the lot details.
- Do you handle septic permits for builders?
Yes. We prepare the design and coordinate the permit paperwork and inspections for our installations. Texas on-site sewage facilities are regulated under TCEQ rules and permitted through the county, so each project follows its county's process.
- Can you do the site work along with the septic system?
Yes. We do land clearing, grading, trenching, site preparation and excavation along with septic installation. Having one company handle both keeps the schedule and the layout consistent and means one contact for the job.
- Can you maintain the system after we hand over the home?
Yes. We can set the new owner up under a maintenance contract, which aerobic systems generally need for at least the first two years. Mention it when you call, and we will plan the handoff as part of the project.
