Apartment communities, HOAs and small districts that run their own wastewater equipment need a vendor who services it on a schedule and keeps records a board or property manager can use. Brown Aerobic provides maintenance contracts, lift station service and repairs. Call 832-789-5357.

Why do HOAs and apartment communities need a dedicated septic vendor?

Boards and property managers do not want to learn septic. They want the system to work, the budget to be predictable and a paper trail if a resident or an inspector asks questions. When a community has a lift station, a package treatment system or a shared on-site system, a missed service visit becomes everyone's problem at once.

A scheduled contract with one vendor replaces the pattern of calling someone when the alarm sounds. It also gives a new board a clear record of what has been done.

What services can you provide?

Scope is set after we see the equipment. In general, community accounts can include:

  • Lift station pumping, pump repair, float and control panel repair, and alarm testing
  • Commercial maintenance contracts for tanks, aerators, pumps, filters and panels
  • Pumping of tanks and chambers on a set schedule
  • Alarm repair, including autodialers that call a number when something is wrong
  • Camera inspections of lines when blockages keep coming back
  • Sewer repairs and pipe jetting for the lines on the property
  • BOD and TSS testing where the permit requires it

What do boards and property managers usually ask for?

  • A written scope, so everyone knows what each visit covers.
  • A service schedule that can be put on a calendar and budgeted.
  • Service records after each visit that can be filed or passed to the next manager.
  • A clear contact when an alarm sounds.
  • Vendor paperwork for the file. We are licensed and insured, and we will confirm which documents we can provide when you call.
  • A single bill and point of contact for multiple properties.

How does a community account usually start?

  1. You call with the community's name, location and what you know about the equipment.
  2. We visit, find the lift stations, tanks, pumps and panels, and note their condition.
  3. We give you a free written estimate and a proposed schedule for service.
  4. Once approved, visits begin on schedule, and any repairs are quoted before work starts.
  5. We keep the records so the next board or manager can see the history.

Budgeting is easier when the work is scheduled. A contract turns surprise repair bills into planned service, and our free estimate shows what is included and what would be quoted separately. Repairs are quoted before work begins.

What should a board do when something fails between visits?

Call us right away. Tell residents to reduce water use where possible, especially at the lowest units. Do not enter a lift station chamber, because wet wells hold gases. For stations, an alarm that has been silenced and left is a warning that the pumps may not be keeping up. Our lift station page lists the common warning signs.

Do you work with small utility districts?

Small districts that operate pump stations or small treatment equipment are welcome to call. What we can take on depends on the system type and size, so tell us what you have and we will say honestly whether it fits. For district work in particular, we confirm scope and requirements by phone.

How do I get started?

Call 832-789-5357 or request a quote online. Estimates are free, and Se habla español. Have the community's address and any permit or service records ready if you can. You can also see all of our commercial septic services. If your board is comparing vendors, ask each one the same questions about scope, schedule and records, so the bids can be compared fairly.

Common questions

  • Can you maintain lift stations for an HOA?

Yes. We pump and repair lift stations and can include them in a maintenance contract, with inspection, alarm testing and pumping on a schedule. Call with the number of stations and their locations and we will talk through what each one needs.

  • Do you provide records for our board?

We keep service records for each visit and can share them with you for your files. What the records include and how they are delivered are confirmed when you call, so they match what your board needs.

  • Can you manage several properties under one account?

We can plan service for multiple properties in our seven-county service area. Send the addresses and the system types, and we will talk through how to schedule visits and keep records organized across the properties.

  • What happens when a resident reports a backup?

Call us with the location and what is happening. A backup can come from a lift station, a clogged line or a full tank, and we schedule the visit based on what you describe. Ask residents to cut back water use until we arrive.
